Meta Arch has been providing architecture design services for the last 35+ years in India and overseas. The main objective of our design services is to deliver human centric, environmentally sustainable and low carbon footprint architectural designs that bring about a greater change to the overall context along with serving its main users.

 

The service is broadly structured into two main categories: Concept Design and Design Development. Each category is further divided into key components, which together define the essential stages of the project.

 

All architectural projects begin with an idea an intent to create a spatial entity that responds to an emerging need, offering both social and economic value. At this initial stage, the architectural designer steps in to provide their expertise, beginning with a comprehensive assessment of key project data. This includes the nature and type of use, land area and project scale, statutory regulations, and potential socio-economic and environmental impacts.

Based on this assessment, a Project Feasibility Report is prepared. This document outlines essential facts and figures, providing a preliminary understanding of the project's scale, financial implications, and a broad activity timeline.

How Our Architectural Designers Shape Concepts into Reality.

Once the feasibility is approved, the architect proceeds to develop the Concept Design. As the name suggests, this phase focuses on formulating a core idea or vision for the project, grounded in a well-defined design brief created from the collected data. The objectives of the design are clearly established, and a roadmap is drawn to guide the conceptual process. A thorough site and context analysis is integral to this stage. The outcome typically includes a base concept, visualisation of the proposed form aligned with the defined objectives, preliminary internal planning of circulation, spatial zoning and adjacencies, parking strategy, and a sense of the project's overall scale and built-up area. This phase sets the tone for subsequent development and is carried out in close collaboration with the client, ensuring that the evolving design remains aligned with their vision and requirements. At Meta Arch, the Concept Design process is powered by advanced computational tools and digital prototyping techniques. The act of envisioning architecture is enriched through iterative feedback loops, often enhanced by Artificial Intelligence (AI) tools such as Stable Diffusion for visual exploration and idea generation.  These conceptual forms are further developed using advanced visual scripting software and a suite of specialised plugins that enable performance-driven design. These include tools for climate-responsive optimisation, finite element analysis (FEA) for structural integrity, material behaviour simulation, and agent-based modelling to predict spatial interactions. ​Flexible high-end modelling platforms allow for continuous refinement, while the proposed solutions are validated through 3D printing, robotic fabrication, and CNC technique—ensuring that each concept is not only visionary but also practically testable and fabrication-ready. Concept designs at Meta Arch are brought to life using high-end 3D rendering engines, producing photorealistic visuals and immersive walkthrough videos. To enhance user engagement, Meta Arch also develops mobile-based Virtual Reality (VR) and Extended Reality (XR) applications, offering clients an interactive and immersive spatial experience that allows them to explore the design in real time.

Conceptual Designing: Bring Ideas to Life

Once the Concept Design is approved, the project advances into the Design Development phase, which is systematically divided into four key stages:

1.     Schematic Design

2.     Tender Documentation

3.     Construction Documentation

4.     As-Built Documentation

During the Schematic Design stage, Meta Arch prepares LOD 300 level drawings using Building Information Modelling (BIM). At this point, third-party consultants such as structural and MEP engineers are onboarded, and their single-line diagrams are integrated into the coordinated model. If MEP services are awarded to Meta Arch, our in-house team develops fully coordinated MEP BIM data to streamline integration.

 

Drawings required for statutory approvals and No Objection Certificates (NOCs) are also prepared at this stage. If appointed for the approvals process, Meta Arch manages the entire Liasoning scope, which includes obtaining the Commencement Certificate (CC), Fire NOC, and all other required permits and clearances.

Following approvals, Meta Arch prepares a comprehensive Tender Documentation set. This includes the full LOD 300 BIM drawing set, coordinated MEP single-line diagrams, and a base structural framework plan. These are packaged with a detailed Bill of Quantities (BOQ), prepared in-house by our quantity surveying team. Thanks to BIM-enabled quantity take-offs, the process is both accurate and efficient, ensuring a high-quality tender package.

From Concept to Completion:Turnkey Solutions

As a turnkey solutions provider, Meta Arch can also undertake the entire design and execution scope, in which case the tendering stage may be omitted altogether.

 

Once a contractor is appointed, the project enters the Construction Documentation phase. Here, LOD 400 to LOD 500 BIM models and drawings are developed. Meta Arch’s advanced machine server infrastructure allows the entire team to work collaboratively on a single federated BIM model, ensuring seamless coordination and reducing the margin for error.

The Construction Documentation set includes:

• Detailed civil and architectural drawings

• Sections and elevations

• Common area detailing

• Civil - Interior Works

• Coordination with fabrication drawings

• Door and window schedules

• Staircase details

• Facade design and engineering

• Sample flat and sales office layouts

• Water tank, STP (Sewage Treatment Plant),

   and Electrical layouts

This documentation acts as the contractor’s reference manual for project execution. In addition, Meta Arch offers mock-up services—such as sample facade module development or other specialised engineering prototypes—as required.

Throughout this stage, the architectural team ensures full coordination with all third-party consultants, vendors, and client-side stakeholders. Meta Arch also manages the selection and approval of materials and finishes, keeping the client closely involved to maintain design intent and quality control.

Throughout this stage, the architectural team ensures full coordination with all third-party consultants, vendors, and client-side stakeholders. The fourth and final stage is As-Built Documentation. In this phase, the architectural team prepares accurate records of the architectural space planning and MEP systems as they have been physically executed on site. These drawings reflect the final built conditions and may include updates or changes made during construction. This stage requires close coordination between the architects and the project managers of the contracting team to ensure that every detail is correctly captured. The resulting As-Built Docket serves as a crucial reference for the building’s operation and maintenance, enabling efficient facility management and long-term upkeep. It also ensures that the client receives a complete and accurate record of their built asset.
